Tools and Initiatives

Please find a variety of tools to discover as you explore homeownership within the Town of Vail and Eagle County. While the Town offers specific programs, the success comes from public-private partnerships as well as the variety of Eagle County first time homebuyer initiatives and more.

  • The Valley Home Store The Valley Home Store is Eagle County's source of information for affordable homes and rentals. Please keep in mind, the Town of Vail community housing lottery system, application and weighted points vary significantly upon applying for a Town of Vail Community Housing Lottery vs. that of the Eagle County housing application process.

Down Payment Assistance

While Town of Vail offers Vail InDEED, this is not specifically a down payment assistance program. Eagle County offers a variety of programs, including Down Payment Assistance and be sure to ask you lender if you shall work with them or through Eagle County to explore your options.

Vail InDEED 

The Town of Vail program offers a monetary incentive to homeowners and purchasers in exchange for adding a deed restriction to their property. Eligible properties are within the Town of Vail and cannot have a Right of First Refusal clause and applications are reviewed by the Vail Local Housing Authority (VLHA) on a first come, first serve basis as funds are available and as approved by the VLHA.  Homes located on the far West of Town of Vail in unincorporated Town of Vail is outside of the jurisdiction for Vail InDEED.  www.vailindeed.com 

TOV Buy-down Program

"Buy-down" units are free-market homes purchased by the Town of Vail, deed restricted, then sold or rented to qualified individuals at a subsidized price.  These homes are either offered through Town of Vail Community Housing Lotteries, town of Vail Employee Lotteries or rented individuals who work directly for the Town of Vail. Contact the Housing Department if you are looking to sell your home and would like to see if remain as a housing option for locals. 

Community Housing Lotteries

In 2018 the Vail Local Housing Authority and Town Council adopted lottery changes to the program. Lotteries will be conducted as homes become available for resale for qualified applicants interested in purchasing the town's deed-restricted units. In order to qualify to apply for a lottery, you must work 30+ hours a week on average throughout the year for an Eagle County based business and 75% of your overall income must come from your employment at the Eagle County business(es). A homebuyer class certificate is required at time of submitting an application. 

TOV Employee Assistance

The Town of Vail provides interest-free housing loans to eligible Town employees through a program that offers financial assistance for those seeking to secure a lease or to purchase a residence. The Town of Vail Human Resources Department can be of assistance if current employees have questions.
